Debt ratio (GDS/TDS)

The GDS (gross debt service) ratio measures housing costs (mortgage, taxes, heating) vs. your income. The TDS (total debt service) ratio adds your other debts. Lenders set limits (often 39% GDS, 44% TDS). This calculator shows where you stand.

The GDS (gross debt service) ratio = (mortgage payment + property tax + heating) ÷ gross income × 100. The TDS (total debt service) ratio = (same numerator + other monthly debt payments) ÷ gross income × 100. The 39% (GDS) and 44% (TDS) thresholds are commonly used by lenders; the status shows whether your ratios meet them.
